About the Property & Utilities
These are our most popular questions asked; please reach out to us directly if you have any questions or concerns.

Q: Is the land truly “turn-key” and ready to use?
A: Yes. Every Koda Hollow Development parcel is sold with a complete, installed infrastructure package, making it ready for immediate use. This includes a graded driveway, a professionally installed septic system, on-grid power, a high-capacity cistern, and a generous propane tank. You can pull an RV or travel trailer onto your property and begin enjoying the mountain life immediately.
Q: How is water provided to the property?
A: Each homesite is equipped with a high-capacity cistern (water storage tank), and water delivery is readily available from local, established suppliers. While the area is known for great well water, we install a cistern system to remove the uncertainty and high cost of drilling a private well, which can be tens of thousands of dollars and take months of permitting.
Q: Is electricity installed?
A: Yes. We run on-grid power to each property boundary, complete with a meter and power pedestal. This eliminates the significant cost and months-long wait time associated with running power lines across long distances to raw land.
Q: What is the septic system capacity?
A: Each property is provisioned with a ready-to-use septic system designed and permitted for a standard 3-bedroom, 2-bathroom home. This system is fully permitted and inspected by the county, removing the buyer’s burden of septic permitting in Arizona.
Building and Regulations
Q: Are there any HOA fees or CC&Rs (Covenants, Conditions, and Restrictions)?
A: Koda Hollow Development specifically selects and develops land in non-HOA areas. This means you have the freedom to build your dream home, park your RV, and enjoy your land without the restrictive rules or monthly fees of a traditional Homeowners Association.
Q: What kind of homes can I build?
A: Our parcels are ready for stick-built (site-built) homes and are generally ready for various other home types, subject to local county zoning. Since we are non-HOA, you have significant design flexibility, but all construction must adhere to local county building codes.
Q: How long do I have to build a home?
A: There is no time limit or deadline to begin construction. You can use your land immediately with an RV and take your time planning and building your permanent residence, giving you ultimate flexibility.
Q: Do I need a permit to bring an RV or Travel Trailer onto the property?
A: Because the land has installed utilities and a dedicated driveway, you can typically begin using the property right away. However, any long-term occupancy or living situation must comply with county zoning rules, which vary by location. We recommend consulting with the county for their latest guidelines.
Location and Lifestyle – Frequently Asked Questions (FAQ)
Q: How far is the property from Phoenix?
A: Our properties are typically located about a 3-hour drive from Phoenix/Scottsdale, making them the ideal location for a quick and accessible weekend getaway or a summer escape from the heat.
Q: What is the elevation and climate like?
A: The White Mountains area is generally at an elevation of 6,500 to 7,500 feet. This results in a 40 degree or more temperature drop from Phoenix in the summer. We enjoy four distinct seasons, including beautiful fall foliage and picturesque winter snow.
Q: What major amenities are nearby?
A: While Koda Hollow offers a truly rural experience, we are strategically located near established communities. Major towns offering grocery stores, gas stations, medical facilities, and restaurants are typically within a 15-30 minute drive.
Q: Is there cell service and internet access?
A: Cell service quality varies in the rural mountains. We encourage buyers to check coverage for their specific carrier. High-speed internet (via satellite or fixed wireless) is available in the area for those who plan to build and need to stay connected.
